近日,保利地产公布了其位于浦东花木行政文化中心的浦开文化中心商办项目。该项目由KPF设计,包括三栋塔楼,裙房及中间合围而成的城市广场,建成后将成为融合文化博物馆、大型艺术装置、文化办公、精品商业和活动场所的新型城市地标。

Kohn Pedersen Fox Associates (KPF) is pleased to announce the unveiling of Huamu Lot 10 in Shanghai. The 279,000-square-meter project is defined by three office towers and a future museum carefully situated around a central grand plaza.

“The urban significance of this cluster of buildings goes beyond its office function,” says KPF President and Design Principal James von Klemperer.
“We’ve conceived the project as an integrated place of culture and commerce,” says KPF Design Principal Jeffrey A. Kenoff, “The complex combines with a major museum to make cultural space, and create a ‘sky plane’ above that raises the aspirations of the city.”
“The project seeks to flip the equation of a tower , which typically includes an iconic top , and instead uses the gallery program as a cantilevered volume near the mid – point of the tower ,” continues Kenoff. “ The result is a moment that engages the pedestrian realm while simultaneously sculpting the project’s identity within the Shanghai skyline.”

位置 | Location

项目位置显著,位于世纪大道和杨高南路的交界处,该区域是上海浦东新区的文化和行政中心。基地西侧为在建的上海国际金融中心,东侧为上海科技馆,南侧为张家浜河道以及创意街,北侧相邻地块未来将建成上海博物馆东馆。因此,项目位于文化、行政、商业各功能板块的交汇处。

Activated by cultural programming, the plaza is designed to accommodate large-scale artwork. Designed to create a sustainable mixed-use urban environment that welcomes tenants and visitors to experience nature and art in an active setting, Huamu Lot 10 represents a new form of participatory urbanism.

规划设计 | Planning

三栋办公塔楼的布局规划合理且高效,与北侧上博东馆围合成了一个公共的城市市民广场。这个约2000平的广场成功地将博物馆和商办项目融为一体。

Each of the three towers is efficiently planned and rationally massed to make a strong statement and respond to a variety of future contexts. The glass curtain wall facades allow for panoramic views and bring plentiful natural light to the buildings’ interiors, while strong horizontal elements emphasize their rigidity.

文化+商业 | Culture and Commerce

世界上伟大的城市总是能将文化和商业相融合。本项目的愿景为打造一个“复合环境下的文化空间”。为了体现出上海作为世界级城市的特质,设计上表达出上海乃至中国的历史文化和当代活力变得至关重要。

The great cities of the world bring Culture and Commerce together. The Huamu Lot 10 project calls for a “culture based mixed environment.” In thinking about how the project could best capture the spirit of Shanghai as a world city, it is important to reflect on both the cultural history and the contemporary vitality of the city, its region, and its national context. Thus, we’ve conceived the project as an integrated place of culture and commerce.

空中艺阁 | Sky Gallery

精巧的悬臂体在统一高度上打造出视觉相连的空中画廊,以引人注目且具标志性的姿态俯瞰周围社区。夜晚,这些悬挑的元素被照亮,成为宏伟的的灯光景观。退台式花园位于建筑屋面和露台,为建筑居住者提供了繁茂葱翠的户外聚会空间。为与整体取得最佳比例,空中艺阁的层高设计为7.5米,最大的悬挑距离达到了9米。

Subtle cantilevers at uniform heights create a visually connected Sky Gallery, a dramatic and iconic gesture high above the surrounding neighborhood. At night, these cantilevered elements are illuminated to become grand lighting features, marking Huamu Lot 10 from afar. Stepped gardens located on building roofs and terraces provide building occupants with verdant outdoor gathering space and offer sweeping views of the city.

公共领域 | Public region

三栋塔楼围合,在基地内部形成一个步行主导的公共区域—商业下沉式广场和办公花园,其北侧与上海博物馆东馆之间公共开放空间相衔接,南侧连贯至滨水区绿地花园,形成一体化的外部步行走廊。

At the Podium, this massing serves as an urban landscape with places for shopping, gathering, culture and yearly events. Stepped gardens located on building roofs and terraces provide green space throughout the site. A grand central plaza, spatially defined by the three office buildings and the future museum, becomes a kind of ideal city fabric, where art and commerce come together to make a harmonious space.

幕墙 | Curtain walls

塔楼幕墙层间采用横向金属线条,同时竖向布置装饰翼,在呈现塔楼外立面整体效果的同时,形成细腻、丰富、典雅的微妙变化。空中艺阁幕墙设计的有别于标准层,可见光透射率达到了0.8,使得这部分的幕墙更加通透,成为整个外立面设计的亮点。

室内 | Interior

在建筑的首层,三个宏伟端庄的双层通高大堂如同三盏灯笼沿河升起。大堂内使用的材料奢华而自然,为周围的公共广场注入了温暖与明亮的气息。通高的竖向石材墙面从天花倾泻而下,成为了幕墙背后的帷幕,而三个特色装饰墙定义了每栋塔楼的独特个性。设计寻求模糊景观与室内空间的界限,以一系列的通透玻璃幕墙将周围的自然引入室内空间。

在塔楼的中段,空中艺阁内连续的发光天花和暖色金属的外天花统一起来。这些空间可以作为租户的配套设施,承载艺术、聚会、社区、文化和互动等功能,附带俯瞰街道、张家浜和世纪公园的景观,强化了项目充满活力的城市体验。

室内空间系统性的设计,不仅为项目锦上添花,同时为项目打造了一系列独特的活动。主大堂、标准层、空中艺阁和地库停车电梯厅为租户及访客呈现了一组和谐统一的空间体验。

By building a model urban environment where culture is integrated with business, buildings with nature, and the meaning of the past with the hopes for the future, this project can serve as a symbol. By welcoming people to access and experience the beauties of nature and art in an active setting, the project will demonstrate a new sort of participatory urbanism.
