1. 真正用心提前计划

2. 一定要选择正确的住宅来翻新

选择正确的住宅。风格可以很容易地更新升级,但是房屋的主题结构很难更改。巴顿说,在她想要翻新的房子里,有一个她一直在关注的特征:自然采光。她说:“这是你无法从货架上买到的东西。你可以改变厨房,可以改变浴室,但你无法制造自然光,也不能改变自然光。

科菲说,她们翻新的房产都拥有漂亮的原始细节“漂亮的高踢脚板和非常精美的吊顶。并且一些耗材公司能够定制模具,与现有的结构完美结合。我们不需要把旧的装修部分拆除,再换上新的部分。我们能够最大限度的保存原始设计。

In the third instalment of our Mother Flipper six-part series, mother-daughter design duo Noela Coffey and Carla Barton look at the expectations vs reality of flipping homes for profit.

What were the biggest misconceptions leading into the process for the pair? Why was it so important to plan ahead? And what’s the biggest lesson they learnt?

Here’s what they said:

1. Take the time to really plan ahead

Sounds like a no-brainer, but Coffey and Barton’s first tip for future house flippers is to take the time to work out your budget and a rough work-back schedule of the man hours you’ll be putting into the project.

“You really need to work out, is this going to be a profitable and worthwhile flip?” Barton says. “What’s the plan for the property? Is it to put tenants in to rent? Is it to sell and if so, how are you going to execute that?”

“Planning really answers some of those questions for you upfront. And then helps you decide whether that’s the right property for you,” she says.

Failing to plan ahead can result in a lot more issues down the track, adds Coffey: “It’s really important, as variations and amendments can actually cost you more on a project in the future than from the outset of a project,” she says.

2. Be sure to pick the right property to flip

Choose the right property. Styling can be easily updated, but the bones of a property are harder to alter. Barton says there’s one feature she always looks for in a home she’s looking to flip: natural light.

“It’s something you can’t buy off a shelf,” she says. “You can’t change light. You can change the kitchen, you can change the bathroom, but you can’t manufacture natural light.”

Another feature she says to pay attention to in a flip is structure. “I want it to have good common spaces, well-kept areas – things you can’t change,” she says. “I think that’s really important to get right. Because then [all you have to do] is add on to that with all your finishes.”

Barton and Coffey’s house happened to be in a conservation area of Sydney’s Leichhardt, which Coffey says added significantly to the time factor and cost. It’s a home type she likely wouldn’t choose for a flip again.

3. It’ll be A LOT harder than you think

Both stress that flipping is a lot more involved and time-consuming of a process than you’d think.

“It’s not just about renovating,” says Barton. “You’ve got to have good project management skills; good styling skills if you’re going to sell; good communication skills.”

“Sometimes it can look really fluffy on TV and [you get the impression] it’s just about coming in and picking some nice tiles and paint colours, but there’s a whole other tier of things that go into it,” she says.

4. Attention to detail is key

And finally, attention to detail is paramount to the final flip result, Barton and Coffey say.

“It’s every little thing that adds to that,” says Coffey. “It might be the skirting – making them higher. It might be the cornices that add more detail. It’s all of those little things that make a difference.”

Barton says she’s always been passionate about restoring traditional details and original features. “My personal style is probably a mix between traditional and contemporary,” she says. “Merging styles brings an added layer of warmth to the property.”

Their flip property had beautiful original details – “nice high skirting and really nice architraves,” says Coffey – and Intrim Mouldings was able to make custom new mouldings to marry up to the existing.

“We didn’t have to take those off and put new ones on,” says Coffey. “Using Intrim, we were able to remain sympathetic to the original design.”
